This article provides instructions on how to submit your property private inspection results and how to pay the associated fees.
Submit Your Property Private Inspection Results
- Log in to the Seattle Services Portal
- On the Home page under Create New, select Rental Housing Registration (RRIO)
- Select Rental Property Inspection – Private Inspector and click Continue Application

Enter the Inspection Record ID Number and click Continue
Tip: Your customer should provide you with the inspection record number that was listed on their RRIO Notice of Inspection. Example Format: 004-0099999.
- Verify that the address returned for the inspection record number is the property address for which you are submitting inspection results. If it’s not, click Record Search and repeat step 4.

Verify that the contacts displayed for the property are correct
Tip: If the contacts are not correct or a notification is displayed indicating missing contact information, please contact the RRIO Team at (206) 684-4110 or RRIO@Seattle.gov.
- Enter the Date you inspected the property
- Click on the Actions dropdown by each unit and select Edit
- Enter the inspection results for the unit and click Submit
- Repeat steps 8 and 9 for the common area and each inspected unit
- If all units and the common area passed inspection, you do not need to upload any documents; skip to step 13
- Upload a copy of the RRIO Checklist Failure Results for any unit or common area that failed inspection
- Click Select to upload copies of the checklists.
- Click Select again in the File Upload window
- Navigate to where your document is saved, select it, and click Open
- Once the file upload has reached 100%, click Done
- For Attachment Type, select RRIO Checklist Failure Result from the dropdown list

Enter a description and then click Save
Tip: When submitting documents to RRIO, please use standard naming convention by assigning a specific/unique name to each document you submit. RRIO uses a naming convention that includes the inspection record ID number and address, followed by the letter SF (single-family) or MF (multi-family). Example Format: 004-0012345 – 700 5th Ave MF; 004-0012350 – 1234 Main St SF.
- Repeat step 11 for each unit or common area that failed inspection, then click Continue
- Review the information submitted; click Edit to make corrections or Continue if everything is correct
If your inspection results included units or a common area that did not pass inspection, the following thank you message is displayed. No fees will be due upon initial submission. When you have reinspected the failed units and/or common area, you will need to repeat this process to submit new inspection results and then pay the filing fee.
If all of the units and common area that you inspected passed, a $63 filing fee is due before the Certificate of Compliance will be issued.
- If you will pay the fee on behalf of your customer, follow the instructions below.
- If your customer will pay the fee, provide them with the 004 record number on the confirmation screen and advise them to pay the fees. You may instruct them to contact the RRIO Team at 206-684-4110 or RRIO@seattle.gov if they need any assistance making payment.
Pay the Inspection Filing Fee
- Click on My Records on the Seattle Services Portal home page
- Locate the record number you submitted and click on Pay Fees Due
- Review the information displayed and click Checkout
- Click Checkout again
- Enter your payment information and click on Submit Payment
- You will see a confirmation page if you have successfully paid your fees
When all inspection fees, including any late fees, have been paid, the Certificate of Compliance will be emailed to you and the property owner contacts on record.
