- Log in to your Seattle Services Portal account or create an account
- On the Home page, under Create New, click Rental Housing Registration (RRIO)
- On the next screen, click the Private Inspector Registration

Enter the Applicant information by clicking Add Myself and click Continue
Tip: To update the contact information displayed, click the Account Management link at the top right of the screen. This will update your contact information across all your records.
- Enter your registration information
- A valid City of Seattle Business License number is required. This can be your employer’s business license number.
- Valid Inspector Credentials are required. We accept the following credentials:
- American Association of Code Enforcement Property Maintenance and Housing Inspector certification
- International Code Council Property Maintenance and Housing Inspector certification
- International Code Council Residential Building (Code) Inspector certification
- Washington State Home Inspector certification under RCW 18.280
- Select Yes or No if you would like the RRIO Program to indicate that you are available to inspect properties.
- Attending a RRIO Training Course is required to complete your registration. If no future training date is available in the list, select the option to notify you of future training sessions.
- Click the box at the bottom of the form to indicate you accept the terms.
- Click Continue Application
- Upload your valid credential
- Click Select
- Click Select again
- Browse to the location of your credential document and double-click the file
- Once the file upload has reached 100%, click Done
- Select Credential Documentation as the Type from the dropdown menu
- Enter a description (optional)
- Click Save and then Continue
- Review the entered information; click Edit to make changes
- You'll receive a Thank You message
You don't need to pay any fees when you submit your registration. You will be contacted when the next RRIO Private Inspector Training is scheduled.
